Frequently Asked Questions (FAQs)

1. HOW LONG DOES THE RESIDENTIAL DRAFTING PROCESS TAKE?

Typical turnaround ranges from 1 to 2 weeks for a standard permit-ready plan package, starting once the project scope is approved and the initial deposit is received. This timeframe includes the schematic design phase and client review periods. Larger custom homes, complex projects, and rush timelines are evaluated and quoted individually.

2. HOW MUCH DOES RESIDENTIAL DRAFTING COST?

Residential drafting costs vary based on the specific scope of work. A standard permit-ready plan package typically starts around $2,500. The final price depends on the project size (sq. ft.), complexity, existing design work, and whether it is a Custom Home, ADU, or a pre-designed plan. We provide a tailored, itemized proposal detailing all costs after our initial review of your project.

3. CAN A STANDARD PERMIT-READY PLAN PACkAGE BE MODIFIED?

Yes. Lorca Group LLC offers complete spatial modifications for all residential floor plans purchased from our database. We can customize interior layouts by adjusting room dimensions, relocating kitchens, and shifting partition walls. To adapt the design to your specific site conditions, we can modify garage orientations, perform a complete mirroring of the floor plan, and adjust roof pitches, window/door sizes, and exterior material finishes. All requested modifications require an additional payment, which will be quoted based on the specific scope of the extra design work.

4. HOW MANY REVISION ROUNDS ARE INCLUDED?

The number of included revision rounds during the initial Schematic Design phase is clearly specified in your individual project agreement. Once the preliminary designs are approved by the client and technical drafting begins, material changes or requests outside the original scope are billed as additional services.

5. WHAT SCALE AND SHEET SIZE DO YOU USE?

Drawings are produced at the scale and sheet size required by the specific local jurisdiction for your project type. Typically, floor plans and elevations are drawn at a 1/4″ = 1′-0″ scale, details are drawn at a 3/8″ = 1′-0″ and formatted on standard 24″ x 36″ (Arch D) sheets to ensure clarity during the permit review process and construction.

6. WHAT FILE FORMATS DO YOU DELIVER?

Final deliverables are provided as high-resolution, digitally signed PDFs that are print-ready and formatted for permit submission. To protect our intellectual property and copyright, we do strictly not release editable native CAD files (.dwg). If required, physical printed copies are optional and can be produced via a third-party printing service at an additional cost, with a standard delivery timeline of seven (7) days within Florida.

7. WHAT SOFTWARE DO YOU USE FOR DRAFTING?

We produce our 2D technical permit sets primarily using AutoCAD to ensure maximum precision and compatibility with local building department standards. For 3D conceptual modeling, volumetry, and high-resolution exterior renderings, we utilize industry-leading software such as SketchUp and Twinmotion.

8. ARE ENGINEERING SEALS OR STRUCTURAL STAMPS INCLUDED IN THE PLAN SETS?

Yes. The residential design and drafting are performed exclusively by Lorca Group LLC. However, the required structural calculations, wind load analysis, and the official Professional Engineer (PE) signatures and seals are executed by an independent, third-party Florida-licensed engineer. This third-party engineering certification is integrated into the final plan set delivered to the client to ensure full compliance with the Florida Building Code and local permitting requirements. (Note: Truss engineering and shop drawings remain the separate responsibility of the truss manufacturer).

9. WHAT IS INCLUDED IN A PERMIT-READY SET?

Our plan set typically includes a cover sheet, general notes, floor plans, roof plan, exterior elevations, building sections, foundation plan, lintel plan, roof framing plan, schematic MEP (Mechanical, Electrical, Plumbing) layouts, and standard construction details. Please note: Structural engineering (wind load calculations, trusses), civil site drainage, and final MEP calculations are required by Florida building codes but are executed by independent third-party professionals.

10. WHAT IS THE TECHNICAL SCOPE OF AN AS-BUILT SURVEY?

As-Built surveys document strictly visible and accessible conditions at the time of the on-site inspection. The survey process does not include destructive testing. Lorca Group LLC holds no liability for concealed structural defects, hidden materials, or discrepancies within inaccessible wall or roof cavities.

11. ARE SITE-SPECIFIC ADAPTATIONS OR CUSTOM ADDITIONS INCLUDED IN THE BASE PLAN PRICE?

No. The base price covers the plan set exactly as originally drawn. Site-specific adaptations (adjusting for topography, lot orientation), interior reconfigurations (room reassignment), or expanding the total square footage require a separate technical review and an itemized quote. Completely different requirements are classified as Custom Design services.

12. HOW IS THE TOTAL CONSTRUCTION COST DETERMINED?

Lorca Group LLC provides a fixed or phased fee exclusively for the residential drafting, modification, or As-Built survey services. The total physical construction cost is highly variable and depends on site conditions, material selections, municipal impact fees, and the specific General Contractor hired. Construction cost estimates are not provided as part of the drafting scope.

13. DOES LORCA GROUP LLC EXECUTE THE PHYSICAL CONSTRUCTION OF THE PROJECT?

No. Lorca Group LLC provides the residential design and technical drafting documents. Physical execution, material procurement, and coordination with local trades must be carried out by a licensed General Contractor. We remain available for technical consultations with your builder or third-party engineers during the construction phase to ensure design continuity.

14. DOES LORCA GROUP LLC PROCESS BUILDING PERMITS?

No. The technical drafting service provides the documentation required for the permitting process. The client or their designated General Contractor assumes sole responsibility for submitting the plan sets to the local Building Department, paying applicable fees, and obtaining all necessary construction permits.
