What's included in the plan set?
The plan set contains the detailed technical drawings and construction documents required to translate design intent into quantifiable data. These documents establish the precise geometric layouts, structural dimensions, and design parameters necessary to visualize the project, obtain building permits, and execute the construction in strict compliance with applicable building codes.
1. COVER SHEET:
Project address, Florida Building Code (FBC) information, and structural design criteria.
2. GENERAL NOTES:
FBC compliance references, standard construction guidelines, and general structural notes.
3. FLOOR PLAN:
Orthogonal layout detailing rooms, exact dimensions, spatial flow, and window and door schedules (specifying types, sizes, and operation).
4. ROOF PLAN:
Layout indicating roof pitches, ridges, valleys, roofing material specifications, and drainage vectors.
5. EXTERIOR ELEVATIONS:
Vertical projections from all sides specifying building heights, openings, and exterior finishes.
6. SECTIONS:
Vertical cut-throughs illustrating ceiling heights, structural assemblies, and volumetric intersections.
7. FOUNDATION PLAN:
Ground-level structural base configurations, including footings, slab-on-grade, stem walls, and post-and-beam placement.
8. LINTEL-HEADER PLAN:
Schematic distribution and sizing for load-bearing headers and lintels over structural openings.
9. ROOF FRAMING PLAN (SCHEME):
Structural layout indicating the placement and configuration of the roof framing members.
10. DETAILS:
Specific construction nodes, including structural connections, typical wall sections, and waterproofing/flashing requirements.
11. ELECTRICAL PLAN:
Spatial mapping of electrical outlets, switches, and lighting layouts.
12. PLUMBING PLAN (FIXTURE PLACEMENT DIMENSIONS ONLY):
Dimensional coordinates for the spatial location of plumbing fixtures, supply lines, and waste points.
13. STRUCTURAL ENGINEERING & WIND LOAD CALCULATIONS:
While Lorca Group LLC prepares the drawings layouts, the structural load calculations, wind load analysis, and the official signing and sealing of the structural plans are the responsibility of an independent, third-party Florida-licensed Professional Engineer (PE).
third-party Responsibilities
What's not included
To ensure full legal and technical responsibility, the following items, documents, and professional services are expressly excluded from our scope of work. These must be procured through licensed third-party professionals or contractors:
1. TRUSS ENGINEERING & SHOP DRAWINGS:
The engineering, load calculations, and shop drawings for roof and floor trusses are excluded. This specific documentation is the legal responsibility of the truss manufacturing company and will be signed and sealed by their respective structural engineers (Delegated Engineering).
2. CIVIL ENGINEERING, SITE GRADING & DRAINAGE PLANS:
Detailed site grading, stormwater management, and drainage calculations are the legal responsibility of a licensed Civil Engineer.
3. SEPTIC SYSTEM DESIGN & PERMITTING:
Engineering, layout, and Department of Health permitting for onsite sewage treatment and disposal systems (septic tanks) are excluded and must be provided by a specialized septic engineer or licensed master septic contractor.
4. MEP ENGINEERING & TRADE CALCULATIONS:
Sizing of electrical panels, wire gauges, plumbing pipe diameters, and mechanical ductwork. These calculations, load distribution, and final code compliance are the legal responsibility of the respective licensed trade contractors (Electrician, Plumber, HVAC) pulling the permits.
5. LAND SURVEYS & TOPOGRAPHY:
Certified property boundary surveys, elevation certificates, or geotechnical (soil) reports.
6. ENERGY CALCULATIONS:
State-mandated energy performance reports (Florida Building Code Energy Calculations).
7. PERMIT FEES & APPLICATION PROCESSING:
The client or their General Contractor is responsible for submitting plans and paying local building department permit fees. Lorca Group LLC does not act as a permit expeditor.
8. MATERIAL TAKEOFFS & COST ESTIMATES:
We do not provide line-item budgets or construction quantity calculations.
9. NATIVE CAD FILES:
Final plans are delivered in digitally signed PDF and/or printed formats. Editable native files (.dwg) are not provided.
