As Built Plans

.

As-Built plans document the existing conditions of a property prior to remodels, additions, or permit legalizations. The service involves on-site measurements and the drafting of the current architectural layout. The resulting plans record spatial dimensions, visible architectural elements, and the calculation of Conditioned versus Unconditioned square footage. These documents serve as the baseline for future design phases, third-party engineering coordination, and municipal permit submissions.
The Baseline

Every smart renovation begins with a definitive record of the present.

As-Built plans establish the baseline documentation of existing property conditions required for remodels, additions, and permit legalizations. The service provides updated architectural layouts for coordination with project designers, engineers, and contractors.

The service includes:

  • Existing Conditions Documentation: On-site measurement and drafting of current spatial configurations.

  • Design Baseline: Provision of architectural floor plans to coordinate future design modifications, spatial planning, and system upgrades.

  • Deliverables: Technical blueprints delivered in standard, digitally signed PDF format. For As-Built services only, native editable CAD files (.dwg) are provided to facilitate direct coordination with third-party engineers and development teams.

Deliverables

Our Documentation Scope

Depending on the complexity of your intervention, we tailor our survey packages to include exactly what your project requires to move forward efficiently.

Floor Plans

Horizontal layouts documenting the existing arrangement of Conditioned and Unconditioned spaces, interior and exterior walls, doors, windows, and overall spatial dimensions.

Roof Plans

Overhead architectural views indicating existing roof slopes, ridges, valleys, drainage directions, skylights, and visible roof-mounted equipment.

Exterior Elevations

Orthogonal projections of building facades documenting existing architectural heights, exterior cladding materials, roof profiles, and fenestration (doors and windows).

Reflected Ceiling Plans (RCP)

Documentation of the existing ceiling layout, indicating visible elements such as lighting fixtures, HVAC grilles and diffusers, smoke detectors, and ceiling elevation changes.

Building Sections

Vertical cross-sections illustrating floor-to-floor heights, internal spatial volumes, roof pitches, and overall architectural elevations.

Schematic MEP Layouts

Diagrammatic mapping of visible Mechanical, Electrical, and Plumbing elements. This includes the existing locations of electrical panels, outlets, switches, plumbing fixtures, and HVAC units for design coordination.

Risk Mitigation

Project Baseline &

Risk Management

Accurate documentation of existing residential conditions establishes the necessary baseline to manage project variables, coordinate renovations, and ensure regulatory compliance.

Construction Coordination

As-Built plans provide current dimensional data utilized by contractors for material estimation and project execution, minimizing reliance on outdated or unverified legacy documentation.

Interdisciplinary Coordination

Standardized architectural layouts serve as the primary reference file for interior designers, third-party structural engineers, and MEP contractors to develop their respective scopes of work based on current spatial constraints.

Project Planning & RFI Reduction

Documenting existing conditions prior to the design phase identifies spatial and architectural limitations early in the process, which reduces the volume of Requests for Information (RFIs) regarding pre-existing site geometries during construction.

Regulatory Submission

Current architectural records are standard documentation required for municipal permit applications. They establish the existing baseline necessary for building departments to review proposed modifications against current Florida Building Code standards.

The Lorca Group Standard

Dimensional Verification

On-site measurements are recorded to document existing spatial dimensions and visible architectural features. This data provides the baseline documentation required for subsequent design phases and third-party engineering coordination.

Project-Specific Scope

The scope of the As-Built documentation is defined according to specific project requirements. Deliverables can range from exterior architectural shells to detailed interior floor plans and schematic mapping of visible MEP fixtures.

Quality Assurance Review

Drafted plans undergo an internal technical review prior to delivery. Final CAD and PDF files are standardized to maintain formatting consistency and comply with standard Florida residential drafting conventions.
