ABOUT LORCA GROUP
Integrating residential design
with site conditions.
Our Foundation
Over three decades of residential design experience.
Lorca Group LLC was established on the principle that residential design must effectively integrate interior spatial requirements with surrounding site conditions.
With professional architectural experience dating back to 1991, and a dedicated operational focus on the Florida residential sector since 2018, our approach relies on site-specific analysis. We develop residential layouts that prioritize natural light optimization, energy efficiency, and spatial functionality.
Over the years, our practice has integrated conceptual design with technical drafting. We format every residential design plan set to align with the current Florida Building Code, providing builders and developers with the standardized documentation required for local building permitting and construction coordination.
“We focus on delivering functional spaces by analyzing their purpose, adapting to the environment, and maximizing the potential of the site.”

Methodology
Design & Drafting Methodology
The residential design and drafting process at Lorca Group LLC is structured into sequential phases to ensure accurate spatial planning, code alignment, and precise technical documentation.
Phase 1: Pre-Design & Regulatory Research
Evaluating local building department requirements, property setbacks, zoning standards, and municipal submission procedures prior to design commencement.
Phase 2: Conceptual Design & Spatial Planning
Developing the floor plan layout based on functionality and spatial hierarchy. This phase focuses on optimizing circulation areas, maximizing natural lighting, and establishing a logical sequence of spaces adapted to the site's topography.
Phase 3: Client Review & Design Finalization
Presenting the initial floor plans and exterior concepts for client evaluation. Design adjustments are incorporated during this phase to secure layout approval prior to initiating technical drafting.
Phase 4: Technical Drafting & Code Synthesis
Translating the approved conceptual design into standard residential blueprints. The plan set is drafted with specific technical details to align with the current Florida Building Code (FBC).
Phase 5: Engineering Coordination & Final Delivery
Formatting the design files for direct coordination with independent, third-party licensed structural engineer. Once engineering seals are integrated, the final permit-ready plan set is delivered to the client.
Phase 6: Municipal Plan Check Support
Addressing and resolving design-related comments or requests for clarification issued by the local Authority Having Jurisdiction (AHJ) during the permit review process. (Note: Revisions related to structural calculations or site engineering remain the responsibility of the respective third-party licensed professionals).
Project Prerequisites
Required documentation to
initiate the design phase.
To commence the drafting and design phase, specific foundational data is required. Providing this documentation prior to our initial studies allows for proper site analysis and accurate project scoping.
Certified Lot Survey
A current boundary and topographic survey provided by a licensed surveyor. This document is necessary to analyze property lines, setbacks, easements, and buildable area limits in accordance with local zoning ordinances.
Project Scope & Objectives
A summary of the desired project, including approximate square footage, programmatic requirements (number of bedrooms/bathrooms), and any specific design preferences.
Site Photography
Current photographs of the lot or existing structure. Visual context is utilized to assess site conditions, natural topography, and adjacent properties prior to drafting.
HOA & ARC Guidelines
If the property is located within a Homeowners’ Association (HOA), a current copy of the Architectural Review Committee (ARC) guidelines is required to ensure the design aligns with specific community restrictions.
Existing Blueprints (For Remodels & Additions)
If the project involves an existing structure, providing any historical blueprints or previous permit documents establishes a necessary baseline, which will be verified alongside our As-Built documentation services.
Project Timeline
An estimated schedule for the project. Understanding your timeline requirements allows us to allocate drafting resources effectively and establish realistic delivery phases.
